Dubai Media City Offices: 2026 Rents and Best Towers

Dubai Media City offices

Dubai Media City offices cost less to rent than Dubai Internet City offices on every figure we could open this week. Bayut’s Media City page shows an average asking rent of AED 346,799 a year and an average Dubai Land Department recorded rent of AED 274,794, while Internet City asks AED 605,131 against AED 371,736 recorded. Use the calculator below to price your size before you view a unit.

Key facts: Dubai Media City offices

  • Bayut lists 214 dubai media city offices for rent (checked 14 October 2026) at an average asking rent of AED 346,799 a year, down 4% over six months.
  • Its Dubai Land Department panel shows 169 new rental contracts in the last 12 months at an average recorded rent of AED 274,794, with recorded rents down 17%.
  • Next door, Bayut lists 366 Internet City offices at an average asking rent of AED 605,131 and a recorded average of AED 371,736 across 240 new contracts.
  • Property Monitor’s year-to-date May 2026 figure for Internet City is AED 176 per sq ft. Media City is not in that table.
  • Our own three Media City rent listings, all in Al Salam Tower and furnished, sit at AED 458, 498 and 516 per sq ft asking.

Where Dubai Media City offices sit next to Internet City

Dubai Media City and Dubai Internet City are neighbouring TECOM Group districts, and tenants often shortlist both. The stock is different. Bayut’s Media City page is dominated by two buildings: The Loft Offices with 106 listings and Concord Tower with 72, which together make up 178 of the 214 offices. Internet City spreads across more towers, led by Al Shatha Tower (87 listings), Aurora Tower (70), Business Central Towers (65) and Arenco Tower (63).

That matters for pricing. Where two buildings supply most of the listings, the district average mostly describes those buildings. If your target tower is not one of them, treat the dubai media city offices average as a starting point and ask for the tower’s own figure. Our guide to office rent per sq ft by area shows how other districts compare.

Dubai Media City offices rent: asking, recorded and market figures

Asking rent is what landlords advertise. Recorded rent is what the Dubai Land Department registered on new contracts. The two are different measures and should never be read as the same number. In Media City the recorded average is about 21% below the asking average. In Internet City the gap is about 39%.

Two cautions. First, these averages are per contract, so a district that signs more large floors looks dearer even when its rate per sq ft is the same. Second, the 17% fall in Media City recorded rent rests on 169 contracts, which is thin evidence for a trend. Read it as a signal to negotiate, not as a forecast. Our Dubai office market 2026 guide covers the wider picture.

Dubai Media City offices by building

The Loft Offices and Concord Tower

The Loft Offices shows an average asking rent of AED 295,259 and a recorded average of AED 248,592, a gap of about 16%. Concord Tower asks AED 255,287 against AED 191,998 recorded, a gap of about 25%. Concord is the cheaper of the two on both measures. A smaller gap in The Loft suggests landlords there price closer to what tenants actually sign, so the room to negotiate is narrower.

Al Salam Tower

Al Salam Tower is where our own dubai media city offices listings sit. The three furnished units are a 1,593 sq ft sea-view office at AED 730,000 a year (AED 458 per sq ft), a 1,840 sq ft unit at AED 917,000 (AED 498) and a 3,788 sq ft unit next to the metro at AED 1,955,000 (AED 516). These are asking prices, they include furnishing, and three listings are a small sample, so do not read AED 498 as a district rate.

Atlas Business Center and the larger units

Bayut shows Atlas Business Center with seven listings at an average asking rent of AED 1,674,968 and a recorded average of AED 1,349,844. Those figures reflect large units and lift any simple average of the district. If a quote looks far from AED 346,799, check whether the comparison includes whole-floor space.

Internet City towers to compare with Dubai Media City offices

If Media City is on your list, Internet City is the natural comparison. Al Shatha Tower asks AED 486,329 and records AED 213,320, so recorded rent is about 56% below asking. Business Central Towers asks AED 528,665 and records AED 267,298, about 49% below. Al Salam Tecom Tower asks AED 1,115,135 and records AED 657,263, about 41% below.

The gap tells you where a landlord’s advertised number is least reliable. It does not tell you what a specific unit will cost, because unit size and condition differ. For a shell and core alternative, our two Arenco Tower listings are 14,731 sq ft floors at AED 255 and AED 265 per sq ft asking. Bayut groups Arenco Tower under Internet City, while our listings tag it to Sheikh Zayed Road.

Who Dubai Media City offices suit, and who should look elsewhere

Media City suits teams that want a lower recorded-rent entry point than Internet City and can work from a smaller pool of buildings. It also suits tenants who value a furnished unit, since all three of our listings include furniture. Check the length of the lease against how long you need the fit-out, because furnished units price that in.

It suits less well if you want a purpose-built technology campus. TECOM’s Innovation Hub is in Internet City, and TECOM says Phase 2 is fully leased and Phase 3 was fully leased ahead of its 2027 completion. Phase 4, a 263,000 sq ft development worth AED 615 million, is due in 2028. Availability there is tight, and a tenant who needs it should plan long lead times. What the 2026 reports mean for Dubai Media City offices

Cushman & Wakefield’s Q2 2026 MarketBeat (24 June 2026) puts the Dubai average rent at AED 205 per sq ft, down 2% on the quarter, and says Grade B makes up nearly 70% of inventory and accounts for the softening. It lists 0.88 million sq ft delivered in the quarter and 1.13 million sq ft due by year-end, much of it pre-let. It does not publish Media City rents.

JLL’s Q2 2026 update (31 July 2026) says Dubai rental registrations rose 24.6% year on year, driven mainly by new contracts. That fits a market where tenants are signing, and it supports negotiating on the asking-to-recorded gap rather than accepting the advertised number. TECOM’s H1 2026 results (30 July 2026) report 97% occupancy across its portfolio and 96% in commercial, with Hisense opening its Middle East and Africa headquarters in Internet City. Those occupancy figures cover all TECOM districts, not Media City alone.

On Bayut’s figures, yes. The average recorded rent is AED 274,794 in Media City against AED 371,736 in Internet City. Property Monitor lists Internet City at AED 176 per sq ft (year to date May 2026) but does not list Media City, so there is no per sq ft comparison from that source.

How much does it cost upfront to lease an office in Dubai Media City?

Using Mazen’s lease practice: an agency fee of 10% of annual rent plus 5% VAT on that fee, a refundable deposit of 5% of annual rent unfurnished or 10% furnished, and 5% VAT on the rent only if the landlord is a company. Service charge is usually included in the rent. For 1,000 sq ft at AED 498 per sq ft, rent is AED 498,000, the agency fee with VAT is AED 52,290 and a furnished deposit is AED 49,800.

Do I need to check my licence before renting in Dubai Media City?

Yes. Dubai Media City and Dubai Internet City are TECOM Group districts that operate as free zones, and the permitted licence activities differ by zone. We have not verified current activity lists for this guide, so confirm yours with TECOM before you sign. Our free zone licence guide explains how licences and offices connect.

How we built this guide

Rent figures come from Bayut’s Dubai Media City and Dubai Internet City office pages, opened on 14 October 2026; recorded rents are Bayut’s presentation of Dubai Land Department data and are averages per contract. Market per sq ft data comes from Property Monitor as shown in the Engel & Voelkers table, updated 21 May 2026. Our own listing prices are asking prices from the Dubai Office Finder index on 14 October 2026.

Not verified and left out: licence activity lists and fees, service charges, and Media City rents from Cushman & Wakefield, JLL or CBRE. Fee and deposit practice is Mazen Alzoubi’s; confirm the terms of any lease in writing. Learn more about Mazen Alzoubi or see offices for sale in Dubai.
