Commercial office towers in Dubai cluster in seven main search areas: Downtown Dubai, Business Bay, DIFC, the Sheikh Zayed Road and Trade Centre corridor, Barsha Heights, Jumeirah Lakes Towers (JLT) and Dubai Marina. This guide lists the buildings most often searched in each area and what to check before you shortlist one. It is a directory, not live availability: confirm every unit before you decide.
Commercial office towers in Dubai at a glance
Start with the area that suits your clients, your staff and your licence. Then compare individual commercial office towers and units. A tower name alone does not tell you whether an office is fitted, furnished or shell and core, how many parking bays come with it, what the service charge is, or whether the unit suits your trade licence. For a view of how the main districts differ on cost and business setting, see our comparison of Business Bay, JLT and DIFC offices.
| Area | What you will find | Check first |
|---|---|---|
| Downtown Dubai | Emaar Square, Boulevard Plaza and lower-rise office addresses near Dubai Mall and Burj Khalifa | Exact building, parking allocation, service charges, client journey |
| Business Bay | Dedicated office towers, mixed-use developments and multi-building projects | Metro or road route, visitor parking, fit-out, total occupancy cost |
| DIFC | Gate precincts and standalone commercial buildings | Jurisdiction and licensing, building delivery status |
| Sheikh Zayed Road | Trade Centre corridor commercial and mixed-use towers | Real access route, not just the road name |
| Barsha Heights | Office and mixed-use buildings, formerly known as TECOM | Building entrance and walk to your transport link |
| JLT | A large mixed-use district; many buildings are not offices | Commercial use of the exact unit and the marketed building name |
| Dubai Marina | A smaller office market centred on Marina Plaza | Unit-level use and building identity |
The groups below follow commonly used district boundaries. Downtown Dubai, DIFC and the Trade Centre corridor sit close together but are separate search areas, and "Sheikh Zayed Road" should not be used as a catch-all for DIFC, Barsha Heights, Dubai Internet City or Dubai Media City.
Downtown Dubai office buildings
Downtown's office addresses include the Emaar Square complex, Boulevard Plaza and other commercial or mixed-use buildings. Companies consider the district when they want a central business address near Dubai Mall and Burj Khalifa. Our Downtown commercial office tower listings show what we currently have there.
Emaar Square (six buildings)
Emaar Square is a six-building office complex. Compare the buildings separately, because layouts and available units differ by building. See our Emaar Square listings.
- Emaar Square Building 1
- Emaar Square Building 2
- Emaar Square Building 3
- Emaar Square Building 4

Other Downtown addresses
- Boulevard Plaza Tower 1
- Boulevard Plaza Tower 2
- Standard Chartered Bank Tower
- Burj Khalifa Corporate Suites
- Sahaa Offices
- Al Dukkan / Yansoon Offices
Boulevard Plaza has two towers, and lists often shorten it to "Boulevard Plaza", so search by the specific tower when you compare units (Boulevard Plaza towers). Sahaa and Al Dukkan / Yansoon are lower-rise addresses within the wider Downtown area, so not every result labelled "Downtown" is a high-rise tower.
What to compare: the exact building and unit, access for staff and visitors, parking allocation, fit-out condition, floor and view, service charges, and the route to the places your clients actually visit. A well-known address matters to some firms, while a workable floor plan and predictable occupancy costs matter more to others.
Blue names open the building page on this site, which shows our listings for it. Other names are directory entries only, not a claim that any unit is available.
Business Bay office towers
Business Bay has the widest spread of commercial office towers on this list, from dedicated office buildings to mixed-use developments and multi-building projects. Treat the names below as starting points: confirm the marketed building name and the commercial use of each unit. Some names have alternate spellings on listing portals.

What to compare: when you weigh commercial office towers in Business Bay, look at distance to the metro or your usual road route, visitor parking, building access, unit size and configuration, fit-out cost, service charges and building-specific rules. With this many options, comparing two offices on rent alone hides differences in fit-out, parking and floor efficiency. Our Business Bay office rental guide covers leasing in detail, and you can browse all Business Bay listings directly.

DIFC office buildings
DIFC is a financial district made up of standalone commercial buildings and grouped precincts. Separate the Gate Building, Gate District and Gate Village rather than treating every address as an interchangeable tower. DIFC's own district information also names Gate Avenue as part of the wider pedestrian-connected business and lifestyle area.

- DIFC Square
DIFC's pipeline and building status change over time. A project announcement or development page is not proof that offices have been handed over or are available to occupy, so confirm current status and the leasing route with DIFC or the building representative.
What to compare: with commercial office towers in DIFC, ask whether your company needs a DIFC address and the operating framework that comes with it, the exact building and precinct, delivery condition, access and parking, and total lease obligations. Choosing DIFC is a licensing decision as well as a location decision, so confirm your jurisdiction with the relevant authority or an adviser. Our district comparison explains how it differs from Business Bay and JLT.

Sheikh Zayed Road and Trade Centre corridor
For this guide, the Sheikh Zayed Road group means the core Trade Centre corridor. It excludes buildings better searched under DIFC, Barsha Heights, Dubai Internet City or Dubai Media City, even when they have easy access to the highway. These are the commercial office towers and mixed-use addresses to consider in the corridor:
- Aspin Commercial Tower
- Al Saqr Business Tower
- API World Tower
- Latifa Towermixed-use
- Al Moosa Tower 1
- Al Moosa Tower 2
- Nassima Towermixed-use, with commercial space
- Park Place Towermixed-use, with a commercial component
- Emirates Office Tower
Use the building's actual location and access route when you compare commercial office towers on this corridor. "On Sheikh Zayed Road" does not by itself mean a property sits next to a particular metro station or has direct highway access from every direction.
Barsha Heights (TECOM) office buildings
Barsha Heights, formerly commonly referred to as TECOM, has a range of commercial office towers and mixed-use properties. These names appear most often in commercial searches. You can also open Barsha Heights listings directly.
- i-Rise Tower

What to compare: for commercial office towers in Barsha Heights, check the exact building entrance and the walk or drive to the transport link your team will use. Building names, commercial inventory and unit condition vary, so confirm each point against the current listing and building management information.

Jumeirah Lakes Towers (JLT) commercial buildings
JLT is a large mixed-use district. Many of its buildings are residential or mixed-use, so a JLT address does not automatically mean the building has offices. Use this list as a directory of commercial office towers and buildings with commercial listings to investigate, not as a complete map of every JLT tower. Our JLT office listings show what we currently hold.

Dubai Marina office buildings
Dubai Marina has a smaller, more concentrated market for commercial office towers than Business Bay or JLT. Marina Plaza, inside the Dubai Marina Mall complex, is the key dedicated office address (Marina Plaza listings). Other buildings and mixed-use developments may have office inventory, but confirm the use and current offering at unit level.

A building's appearance in a search result is not enough to treat it as a dependable office option. Before relying on a Marina building, confirm that a commercial unit exists, what use it is permitted for, and that the building identity is correct. Our Dubai Marina listings are the place to start.

How to choose between commercial office towers
1Confirm the district and business address
Decide whether your firm needs a particular jurisdiction or business district, and verify licensing and registration requirements before you sign. A location that looks close on a map can fall under a different district or authority than you expect. Our guide to the best areas to rent an office in Dubai helps you narrow this down.
2Compare the unit, not just the tower
Record the area, layout, floor, condition, parking allocation, building access and handover status of each unit. "Fitted", "furnished" and "shell and core" are different starting points with different fit-out costs and move-in timelines. If you want a ready-to-use space, see furnished offices for rent in Dubai.
3Calculate the full occupancy cost
Compare rent or purchase price together with service charges, VAT where it applies, agency costs, deposits, fit-out, parking and any other documented charges. Confirm the payment schedule and escalation terms in the proposal or contract rather than relying on a general area estimate. Our office budget calculator, the cost of renting an office in Dubai guide and the office rent per sq ft by area data help you build the full picture.
4Test the real commute and visitor journey
Check the route to each of your shortlisted commercial office towers at the times your staff and clients will travel. Confirm the nearest practical metro access, the entrance visitors should use, visitor parking and the building's access process. Do not rely on a generic "minutes away" claim without testing the specific route.
5Verify the documents and current status
Before you commit, confirm the landlord's authority or ownership, title or tenancy documents, building rules, permitted use, unit measurements, service charges and availability. For off-plan or newly announced buildings, verify handover and registration status with official sources; our project reviews of Binghatti Twilight in Al Jaddaf and Interstellar Tower in JVT show the kind of checks involved. If you are buying rather than leasing, start with buying an office in Dubai. For the wider market context, read the Dubai office market 2026 update.
Frequently asked questions
Which Dubai area has the most commercial office towers?
Business Bay and Jumeirah Lakes Towers have the broadest selections of commercial office towers, office buildings and mixed-use developments with commercial inventory. The right choice depends on your requirements, unit availability, building specifications and total occupancy cost.
Are all buildings in a commercial district office towers?
No. JLT, DIFC, Business Bay and Dubai Marina all contain residential, hotel, retail and mixed-use buildings as well as offices. Confirm commercial use for the exact unit before you shortlist it.
Is Downtown Dubai the same as DIFC?
No. They are adjacent business areas with distinct district identities and building groups. Search the exact building and confirm the licensing and operating requirements that apply to it.
Does this guide show current office availability or prices?
No. It is a district and building directory. Availability, asking terms, service charges, fit-out status and building rules change, so check current listings and get written confirmation for the specific unit.
Which towers should I compare first?
Start with the area and your business requirements, then shortlist buildings with units that match your size, condition, parking, access and budget. In Downtown that may mean Emaar Square and Boulevard Plaza. In Business Bay, compare the specific tower and unit rather than treating the district as one market. In DIFC, first identify the relevant precinct and licensing needs.
