Emaar Business Park offices ask about twice what they register for, and the gap is the most useful number in the building. Bayut shows an average asking rent of AED 981,666 a year for the complex against AED 504,742 recorded with Dubai Land Department. This guide compares Building 1 and Building 3 per sq ft from our own listings, then adds parking, the metro and a cost calculator.
Key facts: Emaar Business Park offices
- Bayut lists 180 Emaar Business Park offices for rent (checked 16 October 2026): 80 in Building 3, 45 in Building 4, 34 in Building 1 and 20 in Building 2.
- Average asking rent is AED 981,666 a year, down 3% over six months, in a range from AED 68,115 to AED 3,620,000.
- Dubai Land Department data on the same page shows 74 new rental contracts in the last 12 months at an average recorded rent of AED 504,742, up 1%.
- Cushman & Wakefield describes four buildings of seven storeys each, on Sheikh Zayed Road opposite Dubai Internet City and Dubai Media City.
- Our twelve live rent listings have a median asking rent of AED 335 per sq ft: AED 287 in Building 1 and AED 365 in Building 3.
What Emaar Business Park offices are and where they sit
Emaar Business Park is an Emaar-developed office complex on Sheikh Zayed Road in the Greens and Views area, facing Dubai Internet City. Cushman & Wakefield counts four buildings, each seven storeys, with retail on the ground floor and glass frontage over the highway. It lists fitted, shell and core, and full-floor options.
Knight Frank adds the technical detail on its leasing page: clear floor plates of about 25,000 sq ft, a 3.8 m slab-to-slab height, a 2.7 m floor-to-ceiling height and three 10-person lifts. Both pages are undated, so treat the specifications as listing-agent descriptions and confirm them on the unit you view.
The location of Emaar Business Park offices matters for staffing. Knight Frank says the park is close to Dubai Internet City Metro Station and about 30 km from Dubai International Airport. For a team that mixes metro commuters and drivers, that split decides how much the parking ratio below matters.
Emaar Business Park offices rent: asking vs recorded
Portals show asking rent. Dubai Land Department shows what was registered. Bayut publishes both for the complex, and the gap is wide.
| Measure (Bayut, 16 Oct 2026) | Asking, AED a year | Recorded, AED a year | Gap |
|---|---|---|---|
| Whole complex (180 listings, 74 contracts) | 981,666 | 504,742 | about 49% lower |
| Building 1 (34 listings) | 647,576 | 367,326 | about 43% lower |
| Sheikh Zayed Road, all offices (1,684 listings, 5,900 contracts) | 488,480 | 67,757 | mix of unit types |
Read these as averages per contract, not per sq ft. A 6,000 sq ft floor and a 500 sq ft suite sit in the same average, and Bayut’s Building 2 recorded figure of AED 73,315 against an asking average of AED 640,638 looks like a small sample of small units, so we do not use it. The direction is still clear: tenants register for less than landlords advertise.
The practical use of Emaar Business Park offices is negotiation. If a landlord asks AED 400 per sq ft and our listings in the same building sit near AED 365, you have evidence that the advertised figure is a starting point. Asking prices are never transaction prices, and the recorded figure only covers new contracts.
Emaar Business Park Building 1 vs Building 3
Most Emaar Business Park offices are in Building 3: 80 of Bayut’s 180 listings, and eight of our twelve. Its median is AED 365 per sq ft, with a spread from AED 330 to AED 634. Our 2,724 sq ft furnished unit sits at AED 365, and the 1,500 sq ft furnished unit at AED 365 as well. The 920 sq ft fitted suite asks AED 634, which is the small-unit premium.
Building 1 is cheaper per sq ft but built for bigger occupiers. Its four listings run from 1,113 to 11,217 sq ft with a median of AED 287. The 6,889 sq ft fitted open layout and the 6,000 sq ft furnished floor both sit at about AED 280, and the 11,217 sq ft fully fitted floor with 12 parking bays asks AED 300. A smaller option is the 1,113 sq ft fitted unit at AED 293.
The lesson is size, not building. Large floors price lower per sq ft, so a team of 60 will find Building 1 cheaper, while a team of 12 will pay the small-unit rate in either. Keep your headcount and sq ft range fixed when you compare.
Parking, metro and running costs at Emaar Business Park offices
Knight Frank states one parking space per 750 sq ft, with more by separate agreement. On that ratio, 3,000 sq ft earns four bays. Our listings state their own allocation, from 0.9 bays per 1,000 sq ft in the 6,889 sq ft unit to 2.7 in the 920 sq ft suite, so the ratio is a baseline, not a promise. Ask for the bay count in writing.
We have not verified service charges or cooling charges for Emaar Business Park offices. In Dubai commercial leases the service charge is usually included in the rent, but cooling and utilities are separate in many buildings, so ask the landlord for last year’s bills. No figure in this guide includes them.
Sheikh Zayed Road offices compared with Emaar Business Park
Sheikh Zayed Road is a corridor of towers, hotels and business parks, not one market. Bayut’s corridor page (checked 16 October 2026) lists 1,684 offices at an average asking rent of AED 488,480, down 1% over six months, and 5,900 new contracts in 12 months at an average recorded rent of AED 67,757, up 6%.
That corridor average is far below the Emaar Business Park average because it mixes serviced hotel suites and small units with full floors. Within it, Bayut’s building table shows Emaar Business Park with 176 listings, asking AED 982,965 and recorded AED 494,884, while Latifa Tower shows asking AED 154,335 and recorded AED 276,920. A recorded average above the asking average usually means the listed sample is small units and the contracts are larger, which is another reason to compare per sq ft.

Who Emaar Business Park offices suit, and who should look elsewhere
Emaar Business Park offices suit companies that want a low-rise campus with direct highway access, whole floors under one lease, and a mix of metro and car commuters. Tenants that serve clients in Internet City or Media City, or that need glass frontage and visible signage on Sheikh Zayed Road, get the most from the location.
Emaar Business Park offices are a weaker fit for businesses that need a Downtown or DIFC address for clients, or whose staff do not drive and live far from the metro line. If you are weighing a free zone licence against a mainland office, our free zone licence guide explains how the two connect to the lease.
What the 2026 reports mean for Emaar Business Park offices
The citywide picture is tight. CBRE’s Q2 2026 review, reported by Arab News on 28 July 2026, puts average Dubai office rents up 13% year on year with occupancy near 94%. JLL’s Q1 2026 data, reported by Khaleej Times on 25 May 2026, shows citywide vacancy of 7.3%, prime vacancy of 0.7% and Grade A rents up 19%.
Cushman & Wakefield’s Q2 2026 MarketBeat (24 June 2026) is the counterweight: average city rent of AED 205 per sq ft, down 2% quarter on quarter, the first fall in nearly five years, with 0.88 million sq ft delivered and 1.13 million due by year-end. None of these reports break out Sheikh Zayed Road, so they set the mood rather than the price of one building.
On the sales side, a Reuters report carried on TradingView on 14 October 2026, citing CRC Property, found Q3 office transactions up 11.7% to 1,123 units but their value down 42% to AED 4.35 billion, with the average deal falling to AED 3.87 million. It also lists Emaar Square Building 3 selling for AED 725 million at a net initial yield of about 8%. Smaller offices are trading, which supports demand for compact floors like those in Building 3.

What does it cost upfront to lease an office in Emaar Business Park?
Using Mazen’s lease practice: an agency fee of 10% of annual rent plus 5% VAT on that fee, a refundable deposit of 5% of annual rent unfurnished or 10% furnished, and 5% VAT on the rent only if the landlord is a company. Service charge is usually included in the rent. For 1,000 sq ft at AED 335 per sq ft, rent is AED 335,000 and the agency fee with VAT is AED 35,175.
