Business Bay vs JLT: rent per sq ft side by side

JLT is the cheapest district on both measures. Business Bay asks almost twice as much as JLT on our listings, yet the registered figure is only about 12% higher. That gap matters: asking rents are an opening position, and our Business Bay sample is 21 listings, so treat it as a guide to negotiate from rather than a discount you can count on. Business Bay vs JLT: why Business Bay is the middle option

In the Business Bay vs JLT decision, Business Bay is a mainland location, so companies there are normally licensed by Dubai Economy and Tourism rather than a free zone authority. It suits firms that want a central address and mainland trading rights without paying Downtown or DIFC rents. Our Business Bay listings carry the widest spread of any district we cover, from AED 144 to AED 796 per sq ft, because fitted Grade A units and older shell units sit side by side.

Compare towers, not just the district name. Our Bay Square listings and the Opus tower page show how different two Business Bay addresses can be. For the full district picture read our Business Bay office guide.

Business Bay vs JLT: why JLT has the lowest rent per sq ft

On price alone, Business Bay vs JLT is an easy call for JLT. JLT sits inside the DMCC free zone, which is why many tenants hold a DMCC licence and why our JLT listings attract trading, consulting and technology firms. Our seven rent listings range from AED 128 to AED 307 per sq ft, with a median of AED 148. CBRE’s Q2 2026 review lists DMCC among the submarkets where demand is concentrated, so lower rent does not mean a quiet market.

Towers matter again here. Read our top 10 JLT office buildings and the Tiffany Tower page before you shortlist, because floor plates, parking and access differ from cluster to cluster.

DIFC offices: the premium address in Business Bay vs JLT vs DIFC

DIFC is a financial free zone with its own regulator and courts, and Savills measured rents there near AED 537 per sq ft in Q4 2025, the highest in Dubai. That is the figure for a prime financial address, so it suits regulated firms, funds and professional-services practices that need DIFC’s framework rather than just a smart postcode. We have no DIFC rent listing on the site today, so we do not publish a median of our own.

If you are comparing DIFC with the next-most prestigious option, our Downtown listings median is AED 456 per sq ft, against Property Monitor’s AED 367 for Downtown in the year to May 2026.

  • Ask whether the quoted rent includes service charge and VAT.
  • Compare at least two towers in each district, not just the district average.
  • Check parking, access and the number of lifts for your headcount.
  • Negotiate: asking and registered rents differ, as the chart shows.
