Buy vs Rent Office in Dubai: Break-Even Calculator (2026)

buy vs rent office

The buy vs rent office decision comes down to one number: the year when cumulative ownership costs fall below cumulative rent. Buying adds a 4% transfer fee, an agency fee and yearly service charges, and it locks up your cash. Renting keeps cash free but never builds equity. Use the buy vs rent office break-even tool below with your own figures.

Key facts for the buy vs rent office decision in Dubai

  • Dubai Land Department transfer fee: 4% of the price, with a typical buyer agency fee of about 2% (Property Finder guide, updated 3 July 2026).
  • Tenant side, in our lease practice: agency fee typically 10% of annual rent plus 5% VAT on the fee, refundable deposit 5% (unfurnished) or 10% (furnished).
  • CRC Property counted 1,123 Dubai office sales in Q3 2026 worth AED 4.35 billion, with an average secondary price of AED 1,930 per sq ft (Khaleej Times, 13 October 2026).
  • Savills put the Q3 2026 average office rent at about AED 241 per sq ft, described as stable (Savills release, 22 October 2026).
  • 83% of leases were paid in instalments in Q3 2026, up from 73% in Q2 (CRC Property).

What the Q3 2026 data says about buy vs rent office choices

Two reports published this month frame the buy vs rent office question. CRC Property’s Q3 2026 commercial report, covered by Khaleej Times on 13 October 2026, recorded 1,123 office sales, up 11.7% on the previous quarter. Total value fell 42% to AED 4.35 billion, so the average deal shrank to about AED 3.87 million. Smaller buyers are active.

The same report put the average secondary office price at AED 1,930 per sq ft, down 1.2% after a 3.4% fall in Q2. Downtown Jebel Ali took nearly 30% of office transactions, ahead of Business Bay, and Jumeirah Lakes Towers ranked third with 162 transactions. That price is a market average across very different buildings, so do not use it for one tower.

On the rental side, Savills’ Q3 2026 office report counted about 20,200 rental transactions, 51% new leases and 49% renewals, at an average rent near AED 241 per sq ft. Spaces under 1,000 sq ft made up 66% of transactions. Both reports agree the market is active, not overheated, which keeps the buy vs rent office question open for each building.

Buy vs rent office, side one: what buying costs before you get the keys

The largest upfront item is the Land Department transfer fee of 4% of the declared price. Property Finder’s fee guide (published 16 January 2026, modified 3 July 2026) says the fee is legally split between buyer and seller but is usually paid in full by the buyer, and that a typical agency fee is 2% with 5% VAT on the commission.

That guide uses residential examples and gives no commercial-specific rule, so treat the figures as a starting point and ask for a written cost sheet for the actual unit. After purchase, owners pay a yearly service charge set by the building. We have no verified benchmark for it, so the tool asks you for the figure on the building’s latest service charge statement. Our guide on how foreigners buy commercial property covers ownership rules.

Buy vs rent office, side two: what renting costs before you get the keys

For a tenant the upfront bill is smaller. In our lease practice at eXp Realty Dubai, the agency fee is typically 10% of the annual rent, with 5% VAT added to the fee. The security deposit is refundable: 5% of annual rent for an unfurnished office and 10% for a furnished one. Service charge is usually included in the rent.

VAT of 5% on the rent itself applies only when the landlord is a company; an individual owner may charge none. In Q3 2026, 83% of leases were paid by instalment cheques according to CRC Property, so many tenants spread the rent through the year. Our step-by-step rental guide and the office budget calculator cover the full day-one cost.

Buy vs rent office rents per sq ft: our asking rents against the Savills average

We computed the median asking rent per sq ft from our own live rental listings for the four districts with at least eight listings. These are asking prices, not registered rents, and the red line is Savills’ average from a different measure, so the chart shows scale rather than a like-for-like gap.

Downtown asks the most and JLT the least, which matches the pattern in our rent per sq ft guide by area. Rent per sq ft alone does not settle the buy vs rent office question: the same rent can sit against very different purchase prices, which is why the tool asks for both.

For a fair buy vs rent office comparison, enter the price and rent for the same kind of unit in the same building. Every box starts at zero because we do not assume any figure for you. For the 4% transfer fee, type 4; for agency fees and VAT, use your own quote. The table shows cumulative net cost of each route over ten years and marks the first year buying becomes cheaper.

The buy vs rent office model is deliberately simple. It treats your cash return as simple interest on the price, ignores mortgage interest and treats the rental deposit as refundable. If you borrow, add the interest to the service charge box. It is a screening tool, not a valuation, and not advice.

A buy vs rent office example with illustrative numbers

These numbers are invented to show the arithmetic, not market data. Suppose a buyer pays AED 2,000,000 and the same space rents for AED 200,000 a year. With a 4% transfer fee and a 2% agency fee plus 5% VAT on the commission, upfront costs are AED 122,000. Renting the same space with a 10% agency fee plus 5% VAT costs AED 21,000 on day one.

If the buyer’s cash could earn 5% a year, the foregone return is AED 100,000 a year, and a AED 20,000 service charge adds to it. In the tool, that gives a year-one net cost of AED 242,000 for buying against AED 221,000 for renting, and buying becomes cheaper in year 2. The rent here is 10% of the price, chosen only to keep the sums simple; a lower rent against the same price pushes the break-even later. Change the growth boxes in the buy vs rent office tool to see how sensitive the answer is.

Buy vs rent office: when renting usually wins and when buying can

In a buy vs rent office choice, renting tends to fit companies that expect to change size within three to five years, want cash for fit-out and hiring, or are not sure of the district. Instalment cheques also ease cash flow. Buying can fit owners who plan to stay a long time, can fund the purchase without starving the business, and are buying in a building with steady demand and clear title.

Supply matters too. Savills expects about 20.4 million sq ft of new leasable space between 2026 and 2030, with strata-owned buildings making up 86% of new supply in 2028 and 78% in 2029. That points to more offices sold to individual owners. It does not tell you which units will hold value, so compare each building’s own history. Our Dubai office market 2026 report tracks the wider trend.

In the buy vs rent office comparison, off-plan buying follows different rules because payments are staged before handover. Khaleej Times reported on 2 July 2026, using Dubai Land Department data, that off-plan office sales reached AED 13.1 billion in H1 2026. Buy vs rent office in Dubai: frequently asked questions

Is it better to buy or rent an office in Dubai?

It depends on how long you will stay, how much cash you can lock up and what that cash could earn elsewhere. Renting keeps cash free and moves cost into a yearly rent, while buying adds transfer and agency fees up front and then service charges every year. The buy vs rent office break-even tool on this page shows the year in which the cumulative costs cross, using your own inputs.

What fees does a buyer pay on an office in Dubai?

The Dubai Land Department transfer fee is 4% of the price, and an agency fee of about 2% is typical, according to Property Finder’s guide (updated 3 July 2026) and press reports. VAT of 5% applies to the agency commission. Other items such as registration and developer clearance vary by building, so ask for a written cost sheet before you sign.

What does a tenant pay when renting an office in Dubai?

In our lease practice the agency fee is typically 10% of the annual rent plus 5% VAT on that fee. The refundable security deposit is usually 5% of annual rent for an unfurnished office and 10% for a furnished one. Service charge is usually included in the rent. VAT of 5% on the rent applies only if the landlord is a company.

How long until buying an office beats renting?

There is no single answer. The break-even year depends on the price, the rent, the fees, annual service charge, how much rents and values move and the return your cash could earn. Enter your own figures in the calculator. If the table shows no break-even within ten years, renting costs less on those assumptions.

Can a small business buy a small office in Dubai?

Yes. Savills reported that 66% of Q3 2026 office rental transactions were for spaces under 1,000 sq ft, and CRC Property recorded an average office transaction of about AED 3.87 million. Small units exist on both sides of the market, so the choice is still about cash, time horizon and building quality rather than company size.

How we built this guide

This buy vs rent office guide uses our own data first: median asking rent per sq ft from our live rental listings on 2 November 2026 (JLT 8 listings, Business Bay 28, Sheikh Zayed Road 16, Downtown 16). The site has no sale listings, so we show no own sale prices. Asking rents are not registered rents.

Outside sources, opened on 2 November 2026: Khaleej Times, 13 October 2026, reporting CRC Property’s Q3 2026 report (sales count, value, price per sq ft, lease payment mix); Savills’ Q3 2026 Dubai office report as published by mid-east.info on 22 October 2026 (rental transactions, average rent, unit sizes, pipeline); Property Finder’s DLD fees guide (published 16 January 2026, modified 3 July 2026; 4% transfer, 2% agency, 5% VAT on commission, residential examples only); Khaleej Times, 2 July 2026, on off-plan office sales using Dubai Land Department data.

Tenant fees, deposits and VAT on rent come from Mazen Alzoubi’s lease practice, not from an official tariff. Service charges, registration fees on commercial units, mortgage terms and resale costs were not verified and are left to your inputs. The tool and worked example use illustrative numbers and are not a quotation.
