Office space per employee in Dubai is not a fixed number. It is the area of one seat, plus a share of meeting, reception and support space, multiplied by the people who are in on your busiest day. We found no official Dubai density standard for ordinary offices, so this guide gives you the method, the Dubai rules that set a floor, and live asking rents to price the result.
Key facts on office space per employee
- Office space per employee is a result, not an input: seats on your busiest day, times sq ft per seat, plus shared space, divided by headcount.
- Savills reports that offices under 500 sq ft made up 66% of Dubai office leasing transactions in Q2 2026 (Dubai Land Department data, excluding DIFC).
- Our 79 live rent listings have a median size of 3,140 sq ft, the smallest is 586 sq ft, and the median ask is AED 307 per sq ft per year.
- DMCC says physical space there supports 1 visa for every 9 square metres, about 97 sq ft, and a flexi desk up to 3 visas.
- JLL measured Dubai vacancy at 6.1% in Q2 2026 and Grade A at 4.2%, so there is little spare space to correct a wrong guess.
Step 1: count seats, not heads, to size office space per employee
Start with the people who sit down on your busiest day. If all staff are in five days a week, seats equal headcount. If half work from home on any given day, you may need fewer seats than people, but only if you can show it with real attendance data.
Global figures show why this matters. CBRE’s 2023-2024 workplace report, covered by Facilities Dive in December 2023, found that average space per person fell 22% in 2023 and that people assigned per seat passed 100% for the first time. That is global history from 66 clients, not a Dubai benchmark. The implication for office space per employee: shared seats cut area, but only when the team really rotates.
Step 2: add shared space to your office space per employee
Seats are only part of the floor. Reception, meeting rooms, a pantry, storage, print and server space all sit on top. We could not verify a Dubai standard for this share, so use your own plan: measure your current floor, subtract the seat area, and express what is left as a percentage.
One question matters before you measure anything. Ask the landlord whether the quoted area is net suite area or includes a share of common areas, because the same rent per sq ft buys a different amount of usable floor. Our guide to renting an office in Dubai covers the questions to ask on a viewing.
Step 3: check the visa floor on office space per employee
In Dubai, area and visas are linked. In its mainland vs free zone comparison (25 August 2026), DMCC says a flexi desk allows up to 3 visas, a serviced office 4 to 5, and physical space 1 visa for every 9 square metres. Nine square metres is about 97 sq ft. The same page lists a mainland rule of roughly one visa per 80 sq ft and a 100 sq ft minimum for mainland workspace. These are DMCC’s own figures and the page does not explain the gap, so confirm yours with DET or your zone.
The implication for office space per employee: a dense plan can run into the visa ratio before it runs into comfort. In the worked example below, 20 people on a 1,820 sq ft plan would reach only about 18 visas at the DMCC ratio. Read our mainland vs free zone office guide to see how the licence route changes the rules.
Step 4: price office space per employee with live Dubai rents
Rent is area times rate, so a small change in office space per employee moves the whole bill. We grouped our live rent listings by size. The bands mix districts and building grades, so a higher median reflects which buildings sit in that band, not a size premium.
| Unit size | Listings | Median size (sq ft) | Median ask (AED per sq ft per year) | Median annual rent (AED) |
|---|---|---|---|---|
| Under 1,000 sq ft | 10 | 794 | 244 | 179,900 |
| 1,000 to 2,499 | 25 | 1,581 | 253 | 400,000 |
| 2,500 to 4,999 | 23 | 3,374 | 450 | 1,500,000 |
| 5,000 and above | 21 | 7,046 | 300 | 2,661,200 |
Here is the arithmetic with example inputs, which are illustrations and not benchmarks. Take 20 employees with 70% in on the busiest day: 14 seats. At an example 100 sq ft per seat that is 1,400 sq ft, and an example 30% shared space brings the total to 1,820 sq ft. At AED 253 per sq ft, the median for our 1,000 to 2,499 sq ft band, annual rent is AED 460,460, or AED 23,023 per employee. See the rent per sq ft by area page for rates by district, and the office budget calculator for the other day-one costs.

Step 5: test your office space per employee against the market
Small teams are the core of Dubai demand. Savills, citing Dubai Land Department data in Khaleej Times on 22 July 2026, counted 38,082 office leases in Q2 2026, with new leases up 16% to 27,121 and units under 500 sq ft at 66% of activity. Average rent held at AED 238 per sq ft, the first quarter without growth since H1 2021.
Our own stock runs larger. None of our 79 live rent listings is under 500 sq ft and the smallest is 586 sq ft, so a team that needs less than that should compare serviced options in our guide to serviced and traditional offices.
Spare space is scarce. JLL’s Q2 2026 UAE report, covered by Khaleej Times on 30 August 2026, put citywide vacancy at 6.1%, Grade A at 4.2% and prime availability at 0.7%. For office space per employee, that means a wrong estimate is expensive to fix mid-lease. Where the area you need depends on the district
The district sets the rate you apply to your office space per employee. Business Bay, JLT and DIFC price very differently, and furnished space changes the maths: in our listings the median furnished ask is AED 285 per sq ft against AED 340 for the rest. Browse furnished offices or the best areas for startups, and see space optimisation tips for JLT once you have a shortlist.
FAQ: office space per employee in Dubai
How much office space per employee do I need in Dubai?
There is no single official figure for ordinary offices. Work it out in three steps: seats at your busiest day, multiplied by the sq ft per seat you choose, plus shared space. Then check the result against the visa ratio your licence allows. The calculator on this page does the arithmetic with your own inputs.
Does office space per employee change with hybrid work?
Yes, if you can show how many people are in on the busiest day. Plan seats for that peak, not for total headcount. CBRE reported in December 2023 that average space per person fell 22% in 2023 as companies shared seats. If you have no attendance data, plan for full headcount.
Does my visa quota depend on office size?
Often. DMCC says a physical office there supports 1 visa for every 9 square metres, a flexi desk up to 3 visas and a serviced office 4 to 5. DMCC describes mainland quotas as depending on office size too. Confirm the ratio for your activity with DET or your free zone.
What is the smallest office I can lease on a mainland licence?
DMCC says a mainland company needs physical workspace of at least 100 sq ft and cannot use a virtual office. Dubai.ae does not state a general minimum, so ask DET about your activity. Our smallest live rent listing is 586 sq ft.
How much does office space per employee cost in Dubai?
Multiply your total area by the asking rent per sq ft, then divide by headcount. Our 79 live rent listings have a median ask of AED 307 per sq ft per year, with size-band medians from AED 244 to AED 450. Asking rents are not registered rents, so negotiate from the listing.
How we built this guide
Own data: 79 live Dubai Office Finder rent listings (asking prices), pulled from the site index on 23 October 2026. Medians are ours.
Savills Q2 2026 figures come from Khaleej Times, 22 July 2026, cross-checked on the Savills release, 21 July 2026. JLL Q2 2026 vacancy and stock figures come from Khaleej Times, 30 August 2026. DMCC visa and workspace figures come from the DMCC blog dated 25 August 2026 and describe DMCC, a free zone operator. The CBRE figures are global, from December 2023, and are used as history only.
What we could not verify: an official Dubai occupant-density standard for offices, and a sourced share of shared space. We left both out rather than guess. Fee and lease practice is not covered here.
