How to Rent an Office in Dubai: Step by Step (2026)

rent an office in dubai

To rent an office in Dubai, choose your size and district, view and shortlist units, agree terms, sign the tenancy contract, register it on Ejari, then use the Ejari certificate for your trade licence and move in. Ejari costs AED 177.75 online or AED 220 at a Trustee Centre (Dubai Land Department, October 2026). The larger costs are the rent cheques, the agency fee and the security deposit, so budget them first.

Key facts before you start

  • Ejari registration: AED 177.75 online, AED 220 at a Trustee Centre (DLD page updated 14 October 2026).
  • Our practice on costs when you rent an office in Dubai: agency fee typically 10% of annual rent plus 5% VAT on the fee; refundable deposit 5% of annual rent unfurnished, 10% furnished.
  • Service charge is usually included in the rent. Confirm that line in the contract.
  • Savills puts the average Dubai office rent at AED 238 per sq ft in Q2 2026, flat on the quarter (DLD leasing data, excluding DIFC).
  • Our 69 live rent listings have a median asking rent of AED 294 per sq ft per year, from AED 148 in JLT to AED 498 in Media City.

Step 1: Decide what you need before you rent an office in Dubai

Start with headcount, the activity on your licence and a yearly rent ceiling before you rent an office in Dubai. Savills recorded 66% of Q2 2026 office leasing activity in units under 500 sq ft, mostly small firms and start-ups, so small units are competitive. In our own rent listings, 7 of 69 are under 1,000 sq ft, 25 are 1,000 to 3,000 sq ft and 37 are above 3,000 sq ft.

Decide the licence route early. A mainland licence and a free-zone licence ask for different tenancy paperwork (Step 7). Use our office budget calculator to turn headcount into a yearly figure, and the best areas guide for startups.

Step 2: Pick the district where you will rent an office in Dubai

District sets your rent more than any other choice when you rent an office in Dubai. The chart shows what landlords ask in our live listings, and the table links to our guide for each.

These are asking rents from our own inventory, so they skew to the units we handle. They are not a market average. For recorded-rent context see office rent per sq ft by area and the Barsha Heights guide.

Step 3: View, shortlist and check the market before you rent an office in Dubai

To rent an office in Dubai at the right price, book viewings in batches and compare on total cost per sq ft, not headline rent. Ask what the rent includes, how many parking bays come with the unit and what condition it is handed over in. Browse our fitted Bayswater unit, a furnished JLT office or the Emaar Business Park floor to see how listings differ.

The market sets your leverage. JLL measured Dubai office vacancy at 7.3% in Q1 2026 but only 0.7% in prime buildings, with Grade A rents up 19.0% year on year. Savills found Q2 2026 average rent flat, the first quarter without growth since H1 2021, and says limited Grade A supply stops this becoming a correction. Our reading: prime tenants should expect little rent discount, so negotiate terms instead.

Step 4: Make the offer and know what it costs to rent an office in Dubai on day one

To rent an office in Dubai on good terms, put the offer in writing: annual rent, number of cheques, start date, rent-free or fit-out time if you want it, parking and break clause. Then add the extras. The calculator uses the practice we apply on commercial deals: agency fee of typically 10% of annual rent, 5% VAT on that fee, a deposit of 5% (unfurnished) or 10% (furnished), and VAT on rent only if the landlord is a company. Enter your own rent; nothing is pre-filled.

Step 5: Read the tenancy contract

Before you rent an office in Dubai, check who signs for the landlord, the permitted use, how service charges and VAT are treated and what is attached about handover condition. The Ejari system needs the contract terms to be in Arabic as well. Our lease agreement guide, the documents checklist and gross vs triple net explain the clauses. Early exit rules are in early termination and penalties.

Step 6: Register Ejari

Ejari is the step after you rent an office in Dubai: the tenancy registration run by the Dubai Land Department. Online registration costs AED 177.75 and a Trustee Centre costs AED 220. At a Trustee Centre you bring the original contract and your Emirates ID, and the DLD quotes about 25 minutes excluding waiting. The certificate arrives once staff approve.

Three points from the July 2026 Propspace guide: the tenant can start but the landlord must approve to complete; an active Ejari cannot be edited, so changes mean cancel and re-register; and it does not renew itself, so each renewal is registered again. Terms run from under one year to ten years. The previous tenant’s record must be closed first.

Step 7: Trade licence and utilities

Two business-setup advisers (Stratrich, April 2026; Henry Club, July 2026) report that a mainland Dubai licence needs a registered Ejari tenancy as proof of premises, while free zones such as DMCC and JAFZA use their own tenancy contracts. Confirm with the Department of Economy and Tourism or your zone, because rules change. If you only need a licence address, the same sources say a flexi desk can qualify, with a small visa quota.

We did not verify current DEWA requirements for commercial accounts in this guide. Ask the landlord or building management what they need from you, and get the account opened before the handover date.

Step 8: Handover and snagging

Walk the unit with the landlord or property manager before you move staff into the office you rent in Dubai. Test lights, air conditioning, access cards and parking, photograph defects and send the list the same day. Use the checklist below to confirm you have closed every step.

Mistakes that cost tenants money

The costliest mistakes when you rent an office in Dubai start with comparing asking rents to recorded rents. Asking rents are what a landlord hopes for; recorded rents are what leases actually register, and the two can sit far apart by building. The second mistake is signing before checking permitted use against your licence activity. The third is leaving Ejari until the last week, which can delay a licence renewal.

Frequently asked questions about how to rent an office in Dubai

How long does it take to rent an office in Dubai?

The Dubai Land Department says Ejari registration takes about 25 minutes at a Trustee Centre, excluding waiting time. The search, viewings, negotiation and signing depend on the building and the landlord, and we have no verified average to quote. Prime buildings with low vacancy can move quickly, so have your documents and cheques ready before you view.

How much does it cost to rent an office in Dubai upfront?

Expect the first rent cheques, an agency fee of typically 10% of annual rent plus 5% VAT on that fee, a refundable security deposit of 5% of annual rent for unfurnished space or 10% for furnished space, and the Ejari fee of AED 177.75 online or AED 220 at a Trustee Centre. VAT of 5% applies to the rent only if the landlord is a company. Fit-out, utilities, parking and telecom vary by building.

Do I need Ejari to rent an office in Dubai?

For a mainland trade licence, business-setup advisers report that Dubai requires a registered Ejari tenancy. Free zones use their own tenancy contracts and systems. Rules change, so confirm with the Department of Economy and Tourism or your free zone before you sign.

Can I use a flexi desk instead of renting an office?

One business-setup adviser reports that a flexi desk can qualify for a trade licence, usually with a quota of one or two visas, and that banks may look more closely at such setups. A private office gives you dedicated space and more visa capacity, so decide by headcount and the activity on your licence.

Is office rent negotiable in Dubai?

It depends on the building grade. JLL measured citywide vacancy at 7.3% in Q1 2026 but only 0.7% in prime buildings, so expect little room on rent in prime towers and more in older or less central ones. Savills reports that average rent was flat in Q2 2026. Negotiate terms as well as the rent: cheque schedule, fit-out condition, parking and break clause.
